STEP 1

Personalized Home Assessment 

We will tour your home, virtually or in person, to get a better idea of its market value.  We know that maximizing your investment is crucial to a successful outcome. We will research and provide all the data to ensure we are selling for the best price based on your home’s condition and the local market conditions. This will allow us to position your property in its finest light to showcase its true value.

STEP 2

Documents & Paperwork Preparation

When it comes time to sign the listing documents, we will take time to ensure you understand what you’re signing.  We will explain each clause, your rights, and responsibilities within the agreement. There are certain documents you will need to gather including your deed, property survey and receipts for any relevant repairs or maintenance done to your home.

STEP 3

Prepare Your Home

Simple decluttering and furniture placement can make all the difference to a buyer. You never get a second chance to make a first impression! We have a stager/designer we work with who will provide a consult with our sellers prior to the professional photographer coming so we can be sure to make a great first impression.  We have a list of trusted vendors available for any light repairs prior to your home going onto market.

STEP 4

Strategic Marketing Plan

Our approach includes a targeted digital marketing strategy, social media targeted advertising, video marketing, email marketing and personalized 1 to 1 outreach to the right buyer just to name a few.  We will create energy that will generate a sense of urgency and potential fear of loss if buyers don’t act on their interest in your home.

STEP 5

Offer & Negotiate

We will review the details of every offer together. The terms of the offer can vary not just in price, but the type of financing and the proposed closing date. 

STEP 6

Attorney Consultation

Once an offer is accepted, your attorney will prepare the formal contract of sale where the buyers will sign and leave their earnest money deposit. Once the contract of sale is fully executed, the buyers will proceed with their mortgage application, the appraisal will be scheduled, and the title will be ordered.

STEP 7

Prepare for Possession

Determine what is coming with you, what will be donated, and what can be discarded. You will need to vacate your home and your home will need to be ‘broom swept’ prior to closing.

STEP 8

Closing Day

Once the closing date has been arranged by the attorneys, your home will need to be emptied.  We recommend having everything removed from the house a day or two prior to the closing. The buyers will do a final walk-through to confirm the house is left neat, clean and all appliances and mechanicals are working are in working order.
